What kind of leads are you marketing to?

In our current model, all targeted properties are absentee owned.

It's really the best list for finding off market deals with equity.

However, we custom build this list so that it contains unique seller records that are not marketed by other real estate investors.

This means that you'll have access to deals that other real estate investors in your area miss.

Additionally, 70% of the properties are occupied with a tenant. 15% of the tenants probably need to be evicted or cash for keys (One of the reasons why we get such good deals on these properties is the tenant problems that are involved)
It's also a numbers game. Some good properties will be vacant.

Some will have tenants either moving or ready to move.

Some will have family members who need to be paid to leave.

Some will be vacant.

Some will have crappy tenants that need to be evicted.

What CRM system will I be using to follow up with and
process my leads?

You will be using our highly customized Podio application which we will set up for you.

What training materials will you provide?

We will grant you access to our entire library of training materials.

This includes training on all the tools you'll be using including our customer Podio CRM Application.

You'll also have training for you or your staff on speaking with sellers, making offers, and every other facet of a real estate transaction. However, keep in mind that our shared services are for experienced investors so all of our training is more advanced in nature. We do not have or offer any basic real estate investor training.

What will the virtual assistants do?

Our virtual assistants will remove the grunt work from lead processing by listening to all voice mails, transcribing them, and then populating the data inside your Podio CRM.

They may also research comparable sales for your leads if you so desire.

Will the virtual assistants call my leads?

The virtual assistants will not be calling your leads.

We recommend that either you or someone that is trained in sales from your staff speak with your seller leads.

Why would I need a virtual assistant?

Our virtual assistants will allow you to spend your time speaking with buyers and sellers instead of doing mundane low dollar value tasks.

Do your virtual assistants call sellers that never left a message (aka "hangups")

The virtual assistants will not make any outbound calls for you. We recommend that you or someone on your staff trained in sales perform this function.

Why should I use your virtual assistants vs my own?

You can have your own virtual assistants to help you in the sales process (calling leads)

However, our virtual assistants can handle all of the grunt work related to processing and generating leads.

Our virtual assistants are already fully trained so you're able to get off the ground running.

Finally we have an entire team of virtual assistants working on your account. This means that leads will be processed quickly and you never have to worry about losing a deal because someone called in sick.

Do you provide comparable sales reports or do I need MLS access?

We strongly recommend you signup for Professional Comparable Services.

If you don't already have one.  Once you sign up we will help you to get this set up.

Alternatively if you have MLS access in your market you can use that as well.

Note that in non-disclosure markets you will need MLS access for pulling comps.

What's the best way for me to use your Presell package?

Most of the leads will be sellers that are not ready to do something right now and so you'll need to follow up with them. 80% of all these leads should receive a formal written offer and series of follow up letters.

You can use our "Presell Offer Package" that will allow you to send your seller leads a "soft pass" offer and then place them on an aggressive yellow letter follow up campaign (we take care of all the grunt work for you on this)

Have you had people fail in your program?

We'd love to say that we have 100% success rate but that's not the case. There are many factors that affect the successful outcome of a real estate investing business some of these are out of our control.

How do I get help or ask questions?

We have weekly huddle calls every Tuesday for brainstorming, advanced training, deal review, and asking questions to help you navigate through challenging deals.

We also have a comprehensive Help Center with FAQ's, technical training and support help along with a very responsive staff.

How much savings should I expect sending direct mail with REIvault?

We offer the some of the most competitive rates on mail fulfillment in the industry due to our group discount rates. We estimate an overall savings of 10% - 25% on marketing with REIvault vs. doing on your own (when you include all costs and your time at $4 per hour).We start with a raw cost to print and mail your postcards at a rate of $.37 per piece or less. Next we bundle the other necessary components of your marketing campaigns including:

  • Identifying and purchasing the best lists that work in your area
  • Cleaning the list to prepare for mailing campaign (including deduping, scrubbing for undeliverables, etc)
  • Appending or enhancing the list with demographic and or equity data to reduce the potential waste (e.g. spending 1000s of dollars on overleveraged or unqualified properties, including duplicates, etc.)
  • Setting up the scheduling and sequencing of your marketing campaigns
  • Toll free phone system and automated recorded message (including minutes of call time), which may include a 24/7 live operator for some specific marketing campaigns
  • Virtual assistants that process, transcribe and input leads directly to your CRM

All of the above are conveniently added to your mailing campaign for as little as few extra pennies (in addition to the printing and mailing).

We have found the most important number is the cost per deal (how much money do you have to invest per quality deal) and the return on investment.

This pricing model allows you to scale your marketing campaigns without having to worry about managing or configuring the technical parts or hiring of any staff.

This bundled pricing also allows us to ensure that every single component of your marketing campaigns work flawlessly without any errors or hiccups (because we manage it all).

What are some of the additional costs for me to consider
when joining the program?

In addition to the monthly membership fee, you'll be responsible for your marketing budget.

We do require that you have a minimum marketing budget of $1,500 per month. Note that some competitive markets like California require marketing budgets of over $3,000 per month (or more)

What happens after I become a member?

Once you become a member you'll provide the list of zip codes that you'd like to target.

If you're not 100% sure of what zip codes are best in your market, our team can help provide you with investor buyer activity so that you can better select your zip codes.

You'll select your monthly budget and provide us with a few details including phone numbers and return address.

Our team will immediately go to work on setting everything up.

Once you approve everything you can start receiving seller leads in as little as 7 days.
